How to Get a Building Permit in Brantley County

Process, costs and financing your build

Most people who walk into the Planning and Building office at 10405 Main Street North expect to leave with a permit that morning. Paperwork at the counter takes very little time. Delays come from everything that has to be in place beforehand.

Plan for septic approval first

Septic approval from environmental health is the usual reason an application gets sent back. The office cannot issue against a pending approval, no matter how far along the rest of the file is.

Building Permit Requirements

Georgia counties that operate building departments must enforce the state’s current minimum standards, not an older code edition. The Department of Community Affairs publishes the mandatory state codes and rules for local enforcement.

A complete file moves faster than a series of phone calls, though staff will answer questions at 912-462-5256.

  • Correct application: Match the application to the structure type; site-built residences and manufactured home placements follow different checklists.
  • Site plan: Show property lines, setbacks, driveway location and the footprint of the structure.
  • Wastewater approval: Provide septic approval issued by county environmental health, or a written connection agreement from the water system serving the parcel.
  • 911 address assignment: Obtain it in person at the office rather than by phone or email.
  • Construction drawings: Cover the foundation, framing, mechanical layout and energy compliance for this climate zone.
  • Contractor information: Include a Georgia license for work above the homeowner exemption threshold.
  • Driveway or culvert approval: Required where the parcel takes access from a county road.

Building as the owner?

Property owners may act as their own contractor on a residence they intend to occupy, within the limits the state licensing board defines. License status is verifiable through the Secretary of State. Lenders treat owner-built projects cautiously, so confirm financing before you rely on that exemption.

Do not overlook power

Okefenoke REMC will not set a permanent meter until the electrical inspection has been released. Request temporary construction power at the same time the permit is issued.

2–4 weeks

Accessory structures and mobile home setups are often permitted within the same week. A new residence usually takes two to four weeks between the first counter visit and approval. Almost all of that wait is the soil evaluation.

Six-month clock: Permits expire when work has not commenced within six months of issuance. The same clock applies to a job left idle after work begins.
